About Precise Property Inventory
Precise Property Inventory was founded by Bonnie Hosova, an AlIC-trained independent inventory clerk with over three years of experience, including work at one of London’s top inventory firms.
Bonnie is renowned for her eagle-eyed attention to detail and precision, which inspired the company name. Her career began in the field of after-tenancy cleanings, where her standout work ethic quickly caught the attention of estate agents. In 2021, Bonnie officially entered the inventory industry with a small company.
The following year, she joined one of London’s top inventory firms. Here, she utilized advanced software called InventoryBase to create detailed reports. She also handled proofreading, managed phone inquiries, and dealt with daily communications, skills that have greatly benefited her in starting her own company.

About our reports
​
We use Inventory Base, a software tailored for property inventory professionals. Our reports are clear, concise and accurate, delivered via an emailed link. They include referenced, time-stamped colour photographs, key listings, meter readings and checks on smoke, heat, carbon monoxide alarms, light bulbs and kitchen appliances.

Check in
​
Whether we meet tenants at check-in or not, a report link is emailed on the tenancy start date. Tenants have (several, a few) days to review and sign online. The final report remains accessible online throughout the tenancy and can be downloaded as a PDF. If we meet tenants at check-in, we explain the process, note any issues, take meter readings and hand over keys with a signed declaration sent to the client.
Check out
We inspect the property against the check-in inventory and email a new dilapidation report to the client, complete with time-stamped colour photographs and liability recommendations if needed. If the tenant is present, we collect all keys and return them to the client.

Mid-term inspections
​
We efficiently complete mid-term inspections, providing a report on the property's general condition and any issues observed or raised by the tenant. Photos of each room, taken with tenant permission, are included in the report. We can arrange appointments directly with the tenant if required.
